Seagate vs Addison Reserve vs Gleneagles

Optional membership near the beach, the top club in Delray, and the best-value full club, compared.

Buyers looking for a golf community in Delray Beach usually end up choosing between three very different clubs: Seagate Country Club near the beach, where membership is optional; Addison Reserve in west Delray, the most exclusive club in the city; and Gleneagles, the most accessible full-service club. Here they are side by side on cost, the golf, the homes and what sold in the 24 months to October 17, 2026.

The short version. Seagate is the flexible choice: join or don't, and if you do, the beach club comes with it. Addison Reserve is the full country club life at the top of the Delray market, with what Ricky considers the best-kept course in Boca and Delray. Gleneagles is the value: two courses, a big renovated clubhouse and the lowest entry cost of the three.

Seagate Country Club: optional, and the beach comes with it

Seagate wraps around a Joe Lee course that reopened in December 2023 after a full renovation by Drew Rogers, with a 24-hour manned gate and mature oaks over the streets. Because the club belongs to The Seagate Hotel group, resort members also get the Seagate Beach Club on A1A. You do not have to join to own, which keeps the cost of a house here closer to its price. Homes sell fast, a 14-day median. Ricky is a member. Seagate membership fees.

Addison Reserve: the full club life

717 single-family homes around 27 holes just rebuilt by Rees Jones, a member-owned club with 24-hour manned security, and, in Ricky's opinion, the best-kept golf course in Boca and Delray and some of the best food of any club. It is the most expensive of the three to join, $400,000 for full golf since January 1, 2026 (half refundable), and the strongest market: 62 sales of $1 million-plus at a $1,972,500 median. The Addison Reserve complete guide.

Gleneagles: two courses and the lowest entry

Gleneagles is Delray's most accessible full-service club: about 1,082 residences, two 18-hole courses (Victory rebuilt and reopened in 2024, Legends reopening in November 2026), 19 Har-Tru tennis courts, eight pickleball courts and a clubhouse renovation under way. Membership is mandatory at $150,000 since a September 2026 increase. Gleneagles homes and the 3D map.

Which is better, Seagate or Addison Reserve?

They suit different buyers. Addison Reserve is a mandatory, all-single-family club with 27 holes just rebuilt by Rees Jones and, in Ricky's view, the best-kept golf course and one of the two best clubs in Boca and Delray.
