Seagate Country Club: the complete guide (2026)

The Hamlet's subdivisions, the renovated course, optional membership with the beach club, and what homes sold for.

Seagate Country Club, long known as The Hamlet, is a gated golf community with a 24-hour manned gate about two miles west of downtown Delray Beach and Atlantic Avenue. Its subdivisions wind around the fairways and lakes under mature oaks, the course was fully renovated in 2023, and the club is optional. Ricky Estera is a member here; this is the guide he would give a friend.

The club

The Seagate Country Club's 18-hole course was laid out by Joe Lee in 1973 and reopened in December 2023 after a renovation of the course and clubhouse led by Drew Rogers. Ricky plays it regularly and calls it a very good golf course. The club belongs to The Seagate Hotel group, so resort members also use the Seagate Beach Club on A1A, and the club adds tennis, pickleball, fitness and dining.

What it costs

Nothing, if you don't join: owners pay the subdivision HOA (about $342 a month at the median) and property tax. Members pay about $225,000 to join at the resort level and about $26,500 a year; beach is $95,000 and about $12,000; sports and social $65,000. The full fee guide with a calculator.

The market

Seagate homes sell quickly. In the 24 months to October 17, 2026, 31 homes sold for $1 million or more at a median of $1,670,000 and a 14-day median on market, led by The Estates and the Hamlet at Delray Beach estates. Because membership is optional, the price of a house here is closer to its true cost than in Delray's mandatory clubs, which keeps buyers coming. See what's for sale now.

Who Seagate suits

Seagate is for the buyer who wants a gated golf community close to the beach and the restaurants of Atlantic Avenue, with the choice to join or not. If you want a mandatory full-service club, compare Seagate vs Addison Reserve vs Gleneagles, or every club in Boca Raton vs Delray Beach country clubs.
